Cedar Grove Business Park
The business park features zoning that is friendly to a wide variety of uses and flexible to feature many different building styles. Lots range in size from approximately .75 to 4 acres. The business park is currently home to a variety of businesses ranging from a veterinary clinic to a commercial laundry facility.
Sale Process

Buyer provides EDA with a letter of intent (offer letter) and preliminary site plan/sketch. Here is a letter of intent template.

EDA Board of Commissioners review offer and approve intent to sell at agreed upon sale price

Due diligence period (buyer works through feasibility, financing, design, etc.—typically 30 day period)

EDA holds public hearing to approve sale and corresponding Development Agreement

EDA and buyer close on property

Buyer works with licensed stormwater engineer to design construction and permanent stormwater management plan as required by MPCA

EDA approves stormwater plan

Buyer obtains necessary building permits from City of Grand Marais and MPCA

After construction, buyer submits notice of termination to MPCA for their stormwater permit
